Real estate jargon can sound like a math quiz, but absorption rate is actually super simple: it just measures whether a neighbourhood is filling up or emptying out.

• Positive Absorption: More homes are getting bought/rented than listed. The area is hot, inventory is shrinking, and it's turning into a seller's market.
• Negative Absorption: More homes are hitting the market than people are moving into. Options are piling up, giving buyers more room to negotiate.
