It would be wonderful if homeowners could recover the money they invested in renovations when they sell their home, but that isn't always the reality.

While some homeowners make smart investments in upgrades, there are also many stories that show that fixing up a home before selling doesn't always have a positive return.

There are three critical questions you should ask that could help you make the right decision:

• Are the other homes in your area updated?
• Do updated homes sell for more than outdated homes in your area?
• Can you renovate or remodel while sticking to a strict budget?
