One such designation that often comes up is R-CG zoning. This month, I’m exploring what R-CG zoning means in Calgary and what property owners should consider.

R-CG stands for “Residential–Commercial General”. This zoning classification is a versatile designation that allows property owners to combine residential and commercial uses on a single parcel of land. It’s commonly found in areas where a mix of living spaces and businesses coexist, such as neighbourhood commercial districts or mixed-use developments.

Key Features of R-CG Zoning

Mixed-Use Flexibility: R-CG zoning permits a variety of residential and commercial activities. This means you could have a home alongside a small business, office, or retail space, depending on the specific regulations within the zone.

Development Potential: Properties with R-CG zoning often have more flexibility for redevelopment or renovation compared to purely residential zones. This can include converting a portion of a property for commercial use or adding additional units, subject to city regulations.
